Our clients don’t lose sleep over construction quality.

At the 2012 ‘Master Builders – Bankwest Housing Excellence Awards’, Goodlife Homes won the award for best Contract Home Under $180,000; we also received all three finalist nominations in this category. Whilst we are very proud of the achievement, we’re more proud of the fact that it recognises the quality of the actual homes that we build for each of our clients.

Everyone expects display homes to look great, and so they should, but most clients don’t build to display specifications. Our clients rely on us to deliver the quality that they expect and we always try to build beyond that expectation.

Gold Star for Six Stars

Six Star – Questions Answered

As of February 1, 2012 – all goodlife homes will become six star (energy efficient) compliant.

Q. What is six star compliance?

A. Six star compliance means that all new homes are now required to meet minimum standards of energy efficiency; the level of efficiency is measured in stars. When the assessment is undertaken – six stars represents a certain level of energy efficiency.

Different elements of new home design and specification will contribute either positively or negatively to the target of six stars, for example North facing windows will contribute to the accumulation of stars and Western facing windows will work in reverse.

Specification items such as the increased thickness (R value) of ceiling insulation will contribute positively.

The six star assessment is determined by a combination of the homes energy efficient characteristics relative to the site and include factors such as the relative Northern aspect, for this reason some homes will instantly have a higher star value than others.

Q. What are the benefits of six star rated homes?

A. six star rated homes will be more energy efficient and will result in lower energy consumption costs, this will negate any additional costs over time, separate new regulations proposals may also require established properties to be certified for their energy efficiency level prior to going to market – it is anticipated that established homes with a low star rating will potentially have a reduced resale value when compared to homes that have achieved a high star rating.

Q. Can I have my new home certified for six star compliance before I sign up?

A. This is not possible – In order for new homes to be assessed and certified for six star compliance, working drawings including a site plan showing features and contours are required, therefore a six star assessment can only be undertaken after the initial Preparation of Plans Agreement is authorized.

Prior to authorizing the building contract itself, the final specification pertaining to six star and any additional associated costs will be known.

Q. What changes have goodlife made in relation to six star?

A. We have made a number of changes to our specification, all of which contribute positively towards six star compliance.
The specification changes include an upgrade to draft sealed exhaust fans and the inclusion of R 4.0 ceiling insulation.

Q. Are there any other standard features of goodlife homes that can also help to achieve the six star rating?

A. Yes, all goodlife models (excluding display homes) include living area floor tiling – due to the thermal mass associated with floor tiling, rooms are cooler in summer and this contributes positively to six stars.

In addition our high quality windows have effective seals which assist in regulating internal air temperature, this contributes positively to six stars when compared to lesser brand windows with less effective seals.

Separately all goodlife models include eaves to the entire home where possible – eaves offer protection to windows from hot summer sun and this also contributes positively to six star compliance.

Q. How valuable is good advice – can this save me money?

A. Yes it can, good advice on the orientation of your home and on energy efficient design such as the correct placement and nominated size of windows can have a significant positive impact towards achieving six star compliance, generally speaking advice in these areas has little or no impact on the construction cost.

Q. What qualifications do goodlife sales consultants have in relation to advice on six star.

A. All goodlife sales consultants have undertaken separate H.I.A (Housing Industry Association) courses in solar passive design and in energy efficiency.

In addition our sales consultants are students in real time and are constantly accumulating knowledge with the view to being able to better serve and advise our clients.

The latest addition to the Goodlife display home series – The Stella – was officially opened on September 2. The occasion was marked with a sundowner function attended by all Goodlife staff, including sales consultants and site managers. As is tradition, a staff member was selected to cut the ribbon marking the official opening. Clare Richards, a long time and highly valued member of the Goodlife team, was given the honour.

The Stella is a cutting edge, modern design that suits building sites with a 10m wide street frontage. It’s appropriately located in the new Baldivis Townside display village, where a high percentage of the developed lots are of similar width.
